To qualify as a real estate investment trust (REIT), 75% of the REIT's total assets must consist of real estate assets, cash and cash items, and government securities, and 75% of the REIT's annual gross income must be from real property rents and certain other sources. New regulations define real property for those purposes as discussed in this article.
